1. Smoking and/or open fires are not permitted
No smoking or open fires (including candles) in any of our apartments. The term “smoking means inhaling, exhaling, breathing, or carrying any lighted cigar, cigarette, or other tobacco product or similar lighter products in any manner or any form. Guests are not allowed to smoke anywhere inside the unit.
If someone from your group does smoke during your stay, we’ll need to charge a deep cleaning fee of 100 Euros.
Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation (such as drug use but not limited to this).
Guest’s breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
These include bed linens and towels, kitchen utensils, electricity, gas, tap water, Wi-Fi internet, cable TV and all taxes.
The rate confirmed on your booking invoice is fixed at the time of booking and will not be affected by future rate increases/decreases.
Your apartment should be left tidy and in good order, otherwise we reserve the right to charge an additional cleaning fee of €40.
If there is a remaining balance left for your booking, this shall be paid in cash on arrival in Euros, TL or USD.
Remember that the apartment you will be occupying is in a residential building. Neighbours may have to work the next day, so please respect their need for peace and quiet. You must accept responsibility for the proper conduct of you and your party.
In the case of serious misconduct or valid complaints from neighbours we reserve the right to terminate your stay with us and if we do so we shall have no further responsibility to you.
5. Partying in the apartment is not permitted:
You are not permitted to party in the apartment or building (the surrounding neighbourhood has many, very suitable venues).
If we receive complaints from the neighbours about this, it will be considered as a serious misconduct and will have to apply the terms written above in number 4.
Pets are not permitted.
7. Check-in and check-out
The earliest check-in hour is 15:00 and the latest check-out time is 11:00.
Although we do our utmost to accommodate individual needs, we cannot guarantee early morning access to the property unless you have booked for the previous night. Our guest representative will be waiting for you at the property on your arrival and he/she will come to collect the keys at your departure at agreed times.
8. Cancelling your booking
Please note that if you make your booking on a third-party partner website then the cancellation policy received from the partner site overrides the following policy.
If you wish to cancel your booking we must be notified in writing by the lead name, either by recorded & acknowledged mail, fax or email. Cancellation charges will apply and these depend upon when your written notification is received by us.
– Less than 20 days notice or no notice: cancellation charge of 100% of the value of your booking.
– Between 20 and 40 days notice: cancellation charge of 50% of the total value of your booking.
– Over 40 days notice: cancellation charge of initial deposit payment only.
We are unable to make any additional refunds other than the cancellation policy contains, even if the cancellation is made as a result of force majeure which includes -but is not limited to- acts or threat of war, government action, strike, civil unrest, fire, failure of public utilities, medical emergency, natural or nuclear disaster or airport closure. You may be able to recover the majority of the cancellation fees under the terms of your holiday insurance policy: we strongly recommend you to get one.
10. Modifying your holiday during your stay
If you modify your holiday arrangements or accommodate extra guests in the apartment (not booked with us/without our authorisation), you will be breaking this contract.
We will be unable to accept any liability for loss, damage or other claim resulting from your holiday and you will also be liable for additional charges to cover guests not booked with us.
Should you depart the apartment early, for whatever reason, we are unable to offer a refund. We will provide information to your insurance company should you need it.
In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind.
The owner/manager of the apartment, or authorised personnel, has the right to make an inspection of the apartment at any time, pre-arranged with you (although we have never needed to do this). Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair.
13. Travel insurance
You should always be adequately insured before traveling abroad. Please make sure that your insurance covers the costs you might face if you cancel your booking with us or if you decide to leave before your agreed departure date for any reason, your valuables are stolen or damaged, you have an accident and/or you need any medical treatment.
We accept no liability for any personal belongings of the tenant and companions in the case of damage caused by natural disasters, fire, water or theft.
Your privacy is extremely important to us. We use your personal information for internal use only. It is our promise that we will never rent, sell, share or distribute any personally identifiable information about you or your business to any third party without your expressed permission, except in the case where it is required by law or subpoena. Certain information, such as name/contact details, is collected and maintained internally by us for use in our records and accounting systems, but we do not store any financial details.

Istanbul is stipulated as the place of jurisdiction for this agreement.
