1. SMOKING AND OPEN FIRE IS STRICTLY FORBIDDEN IN THE APARTMENTS AND BUILDINGS!

2. Your Reservation

At the same time we receive your booking request, we'll charge the security deposit to your credit card and confirm your booking by sending an email to you.

The rest of the payment shall be done by the guest by bank transfer, credit card or Paypal and the payment should arrive 4 weeks prior to your arrival. We have bank accounts in UK, Turkey and Singapore. All bank wire fees -if there is any- are the responsibility of the guest. For credit card and Paypal payments we charge a 5% commission except the initial booking payment. Please remember that we will not hand you the keys until we receive the full rental payment and security deposit.

If there is more than one person travelling, then the person making the reservation is identified as the 'lead name' and this person is responsible for all payments. We will not make any cancellation or amendments or enter into correspondence regarding the reservation with any other party other than the lead name.

3. Security Deposit

Please be aware that a fully refundable security deposit is required as indemnity against damage and breakage. This deposit is €150 per week. The security deposit will be returned to your credit card in full after you leave the property without any damage.

4.Rates
The rate includes linens, standard kitchen utensils, electricity, gas, water and all taxes. The property should be left in a tidy and good order otherwise you might have to pay a cleaning fee of €35.

5. Check-in and Check-out
Earliest check-in hour is 15:00 and latest check-out time is 11:00. Although we do our utmost to accommodate the individual needs of our guests, we cannot guarantee early morning access to the property unless you have booked for the previous night. Our guest representative will be waiting for you at the property on your arrival and he or she will come to collect the keys at your departure at the agreed times.

6. If you cancel your booking

If you wish to cancel your booking we must be notified in writing by the lead name, either by recorded & acknowledged mail, fax or email. Cancellation charges will apply and these depend on when your written notification is received.

LESS THAN 20 DAYS NOTICE OR NO NOTICE: Cancellation charge of 100% of the total value of your booking.

BETWEEN 20 AND 40 DAYS NOTICE: Cancellation charge of 30% of the total value of your booking.

OVER 40 DAYS NOTICE: Cancellation charge of 50 Euro only.

We are unable to make any more refunds than mentioned above even if cancellation is made as a result of force majeure which includes but is not limited to acts or threat of war, government action, strike, civil unrest, fire, failure of public utilities, medical emergency, natural or nuclear disaster or airport closure.

Under some circumstances you may be able to recover the majority of the cancellation fees under the terms of your holiday insurance policy. So, we strongly recommend that you to get one.

7. If you modify your holiday during your stay

If you modify your holiday arrangements or accommodate extra guests in the apartment not booked with us without our authorisation you will be breaking this contract and we shall be unable to accept any liability for any loss, damage or other claim resulting from your holiday. You may also be liable for additional charges for guests not booked through us.

Should you depart the apartment early, for whatever reason, we are unable to offer a refund. We will provide information to your insurance company should you need it.

8. Behavior

We reserve the right to terminate the contract between us and you at any point, in the light of any behaviour regarded as unacceptable and not within the spirit of this agreement. No refunds shall be given and no alternative accommodation will be provided.

Please remember, the apartment you will be occupying is in a residential building. Neighbours may have to work the next day, so please respect their need for peace and quiet. You must accept responsibility for the proper conduct of you and your party. In cases of serious misconduct or valid complaints from neighbours we reserve the right to terminate your holiday and if we do so we shall have no further responsibility to you. In this case we'll not return your security deposit.

Accidents happen! If something untoward does happen to you during your stay in the apartment that results in damage then inform us as soon as possible. If you cause any damage, you agree to indemnify us against any claim including costs made against us. Before your departure, please check to see that your travel insurance covers these sorts of costs.

9.Partying in the apartment is not allowed

You are not allowed to party in the apartment. In the neighbourhood there are many suitable venues for this. If there are any complaints from the neigbours to us about this, we'll consider it as a serious misconduct and we’ll have to apply the term written in number 8.

10.Access
The owner/manager of the apartment, or authorised personnel, has the right to do a pre-arranged inspection of the apartment at any time (although we have never needed to do this).

11. Insurance

You should always be adequately insured before travelling abroad. Please make sure that your insurance covers the costs related to the following areas:

  • Costs that you might face if you cancel your booking with us or if you decide to leave before your agreed departure date for any reason.
  • Costs that you might face in case you cause any damage to the property and furniture.

12.Changes

We reserve the right to update any of its terms and conditions at any time, as may be required and as may be in line with our business. The obligation is placed on all users of the website to ensure adequate measures are taken to maintain an awareness of such terms and conditions on a regular basis. By agreeing to use this site, it is implied that any such changes are accepted by any such third party and, that any such third party undertakes to comply with any such changes.

13. Website and brochure accuracy

We work extremely hard to ensure that everything you read on our website is as accurate and up-to-date as possible. However, it is possible that certain advertised facilities may be withdrawn as a result of decisions outside our control such as local maintenance, conservation schemes and adverse weather or failure of public utilities. We do not accept liability if facilities are withdrawn for reasons beyond our control.
